Greater Seattle buyer review

Found a home you keep thinking about?

Send me the listing, your budget range, or the neighborhoods you are comparing. I will help you see what is worth checking before you spend another weekend chasing the wrong house.

Listing X-Ray

Before a home is worth chasing, break it apart.

I look at price, photos, location, documents, condition, and offer risk separately so the next question becomes clearer.

Price

Days on market are not the answer. They are a signal.

What I notice

I first look at list price, days on market, price changes, relisting history, and nearby comparable homes that are active or recently sold.

Why it matters

A price cut does not always mean a bargain. A stale listing does not always mean a bad home. The signal may come from condition, location, seller expectations, financing, or current buyer demand.

What to verify next

The next step is to read price against comps, competition, rates, and seller motivation before deciding whether the home is worth your time.

How Vera helps

My job is not to talk you into a house. It is to help you see it clearly.

Photos, finishes, and bidding pressure can make a home feel urgent. I break the decision back into the house, location, documents, price, and offer risk so the next step is easier to see.

If buyer credits matter to you, mention it when you reach out. The details depend on the deal, so I handle that conversation privately.

01

We start with what would feel comfortable, not just the highest number a lender might approve.

02

We compare neighborhoods, commute, schools, property type, and resale without pretending there is one perfect answer.

03

If a listing has obvious issues, I would rather flag them early.

04

When it is time to write an offer, we talk through price, terms, and what each shortcut could cost.
