I first look at list price, days on market, price changes, relisting history, and nearby comparable homes that are active or recently sold.
Why it matters
A price cut does not always mean a bargain. A stale listing does not always mean a bad home. The signal may come from condition, location, seller expectations, financing, or current buyer demand.

The next step is to read price against comps, competition, rates, and seller motivation before deciding whether the home is worth your time.
